Terms and Conditions

Definitions:

“Peak bookings” are defined as any booking made with ANY of the dates booked falling during Victorian school holidays or Victorian public holidays.

“Off-peak bookings” are defined as any booking made with NONE of the dates falling during Victoria school holidays or Victorian public holidays.

“Guest” is one person – whether adult, teenager or child.

Cancellation Policy

Peak bookings cannot be changed, cancelled or refunded less than 28 days prior to arrival.
(We suggest you consider travel insurance when booking for peak periods.)

Off-peak bookings cannot be changed, cancelled or refunded less than 14 days prior to arrival.

Off-peak bookings cancelled more than 28 days prior to arrival will be refunded minus a cancellation administration and re-booking fee of 15%.

Off-peak booking cancellations made 28 days or less and more than 14 days prior to arrival will be refunded less a cancellation administration and re-booking fee of 30%.

Payments

Credit Card Payments can be made online using the PayPal gateway (no PayPal account is required).  Payments made by PayPal will show on your credit card statement as “PAYPAL*A1000MILES”

Payments can be made by direct deposit.  Contact us for bank account details.

The booking cost is inclusive of GST.

Bookings are not confirmed until full payment is received.

Bookings

Bookings must only be made by people over 18 years old.

A minimum booking period of 2 nights is required.  Off-peak one night bookings may be considered at the management’s discretion.  One night bookings have a minimum surcharge of $49.

Other Terms and Conditions

Check-in time is 4.15 pm.

On check-in the guest must produce a valid credit card to cover incidentals and any damages, missing or lost property.

Also, on check-in, the guest who made the reservation must produce photo-id to ensure their identity matches the guest named in the booking.  Relevant laws also require that a check-in form is completed with details including full name and residential address.

Standard check-out time is 11.30 am.  An additional charge of 50% of the appropriate rate may be charged at the discretion of management if guests have not removed all belongings and locked up by that time.

A maximum of 2 guests and 2 outdoor dogs will be strictly enforced.  The 38 Eighth studio unit has one queen sized bed only.  No other beds can be provided.

The 38 Eighth studio unit is non-smoking.  If any guest or visitor smoke inside the property, a non-refundable fee of $450 will be charged to cover the cost of cleaning upholstery, linen, walls and ceilings, air conditioner and fan filters.  Do NOT smoke inside.  Ashtrays are provided for outside.

The 38 Eighth studio unit is outdoor pet friendly.  If any pet is let inside the property, a non-refundable fee of $300 will be charged to cover the cost of cleaning upholstery, linen and additional cleaning//repairs to vinyl floor.

On check-in, you will find the BBQ and all dishes, glasses, pots and pans are clean.  You are paying for accommodation – not for us to do the washing up for you.  We have provided a dishwasher, dishwasher tablets, dishwashing liquid and cloths to make it as easy as possible for you.  An additional service charge of $35 will be required for us to do your washing up for you when you check-out.

Noisy and unruly behaviour will not be tolerated and will result in immediate vacation of the property with no refund.

Damage/Missing Property

In the event that damage to property occurs beyond normal wear and tear or items provided for use by guests (including but not limited to, keys, appliances, wifi equipment, television etc.) is damaged beyond normal wear and tear or is missing, the guest acknowledges that they are responsible for the replacement or repair and that the charge may be debited from the credit card provided to cover incidentals.  If no credit card was provided, cash will be required at the time of departure.

Left Property

Any property left behind by guests after check-out will be held for a period of 7 days.  Attempts will be made to contact guests via email or SMS to inform them.   If property is not claimed within 7 days, it will be donated to a local charity.
